This page is a plain-language summary of the cited statutory text. Whether the law applies to a particular accommodation, agreement, or dispute needs case-specific advice.
What the law says
Section 25(5) of the Rent Act, 1963 (Act 220), as amended by section 19(2) of the Rent Control Act, 1986 (PNDCL 138), makes it an offence to demand advance rent above one month for a monthly or shorter tenancy, or above six months for a tenancy exceeding six months.
The important distinction is between what the statute says and what a landlord or agent asks for in practice. Keep the demand, the agreement, and the payment trail together; a benchmark or this summary is not a substitute for legal advice.
